How to Apply Finseal Glow ONE COAT Concrete Sealer

Learn how to correctly prepare and apply Finseal Glow ONE COAT high-gloss concrete sealer to driveways, stamped concrete, exposed aggregate, and more — in a single coat.

If you're looking for a high-gloss, heavy-duty concrete sealer that gets the job done in a single coat, Finseal Glow ONE COAT is hard to beat. This very high solids, solvent based acrylic sealer is designed for one-coat application to decorative concrete surfaces, saving you time and money without compromising on protection or appearance.

Here's everything you need to know to apply it correctly.

What Is Finseal Glow ONE COAT?

Finseal Glow ONE COAT is a high solids (32% NVM) solvent-based acrylic sealer formulated for one-coat application to a wide range of decorative concrete and masonry surfaces. It delivers a high-gloss finish with excellent resistance to petrol, oil, hydraulic fluids, mould, algae, tyre marking, and UV degradation.

It's suitable for:

  • Stencilled and stamped/patterned concrete
  • Coloured and exposed aggregate concrete
  • External driveways and pedestrian walkways
  • Concrete pavements and precast construction

What You'll Need

  • Finseal Glow ONE COAT (available in 20L metal pail)
  • Finseal Xylene (for thinning and tool clean-up)
  • Solvent-resistant spray unit, lambswool roller, or broom
  • Roller tray
  • Pressure washer (minimum 2,000 psi)
  • Fincare Paveclean / TyreClean (for surface prep)
  • Acid etch solution (for new or unsealed concrete)
  • PPE — gloves, eye protection, overalls, and appropriate mask
  • Non-skid additive such as Finpro AD50P (if slip resistance is required)

Step 1 — Surface Preparation

Proper surface prep is the most important step. The surface must be clean, dry, and free from oil, grease, curing compounds, and contaminants before sealing.

New Concrete

  • Allow freshly laid concrete to cure for a minimum of 14 days before applying Finseal Glow ONE COAT.
  • Exception: If using Finseal Glow PS Primer Sealer, it can be applied same-day after finishing, with ONE COAT applied from day 7 over the PS coat.
  • Remove all dirt, grease, oil, paint, and curing compounds using Fincare Paveclean / TyreClean or a suitable cleaner/stripper.
  • Pressure wash at a minimum of 2,000 psi and allow to dry.
  • A light acid etch is recommended for new stamped or exposed aggregate concrete to remove unreacted laitance and improve penetration.
  • On tight trowel-finished surfaces, a heavier acid etch may be required to improve adhesion.

Existing Unsealed Concrete

  • Remove all dirt, grease, staining, and oils with Fincare Paveclean / TyreClean, followed by scrubbing or pressure washing at minimum 2,000 psi.
  • A light acid etch is recommended to remove unreacted laitance and improve penetration.
  • Allow surface to dry fully before sealing.

Previously Sealed Concrete

  • Clean thoroughly with Fincare Paveclean / TyreClean and pressure wash at minimum 2,000 psi.
  • Assess the existing sealer — it must be sound, free of delamination and surface whitening.
  • Perform a cross-hatch pull-off test on a small area to check adhesion of the existing coating.
  • If the existing sealer is unsound, strip it completely before applying new sealer.
  • If sound, reactivate the existing sealer by applying Finseal Glow 100 solvent and agitating with a solvent-resistant broom. Allow to dry before sealing.

Step 2 — Priming (Where Required)

The correct primer depends on your substrate:

  • Resurfaced or previously sealed concrete: Dilute Finseal Glow ONE COAT 20% with Finseal Xylene and apply as a prime coat. Allow a minimum of 2 hours before applying the top coat.
  • New cured or existing unsealed concrete: Apply Finseal Glow PS Primer/Sealer and allow a minimum of 2 hours before applying the top coat.

Step 3 — Apply Finseal Glow ONE COAT

Slowly stir the material until thoroughly mixed before application.

Apply using a solvent-resistant spray unit, lambswool roller, or broom at a rate of 3–4 m² per litre (approx. 60 m² per 20L drum for a single coat).

  • Pour into a roller tray for roller or brush application.
  • If spraying, back-roll or broom out any puddles or uneven areas immediately.
  • Apply in even, consistent coats for a uniform finish.

Step 4 — Second Coat (Optional)

Finseal Glow ONE COAT is designed for single-coat application, but a second coat can be added if additional film build or higher gloss is required.

  • Apply the second coat in the opposite direction to the first coat.
  • Do not thin the second coat.
  • Allow a minimum of 2 hours between coats.
  • The recoat window for chemical adhesion without further preparation is 24 hours. Beyond 24 hours, additional surface preparation may be required.

Application Conditions

  • Apply only when temperatures are between 5°C and 30°C.
  • Avoid application in direct sunlight or during the hottest part of the day.
  • Do not apply to new uncured concrete — use Finseal Glow PS instead. ONE COAT can be applied from day 7 if PS was applied on day 0.
  • Protect the sealed surface from rain, water, and sprinkler systems for a minimum of 6 hours after application.

Slip Resistance

Sealing smooth or low-profile concrete surfaces may result in a slippery surface when wet. If slip resistance is required, add a non-skid additive such as Finpro AD50P to the final coat. Note that as the coating wears, the slip-reducing additive will also wear — reapplication will be required to reinstate slip resistance.

Coverage and Packaging

  • Coverage: 3–4 m² per litre per coat
  • Theoretical coverage (1 coat): Approx. 60 m² per 20L drum
  • Packaging: 20L metal pail
  • Shelf life: 1 year in unopened, factory-sealed container stored at 5°C–35°C

Clean Up

Clean all tools and equipment thoroughly with clean Xylene immediately after use.

Safety

Always wear gloves, eye protection, overalls, and an appropriate mask during application. Apply in adequate ventilation. Refer to the Material Safety Data Sheet (MSDS) for full safety information.
